Building Information Modelling (BIM)
Advantage is the ability to combine all the design information into a digital model which can be easily accessed and modified as needed. It can also be accessed remotely and without the laborious tasks of opening stacks of drawings to understand how they relate to each other. It is all there in the BIM model.
We also use it to visualise our design in 3D and hence able to engineer out errors and omissions when compared to the conventional methods. Any clashes and conflicts between the various design disciplines can easily be understood and rectified. Therefore, a lot of the issues with design conflicts can be resolved in the design office, thus making the construction process smoother.
All changes made during the construction can also be made in the BIM model and therefore becomes a complete record of what was built. During the service life of the building the model can further be expanded to assist with maintenance planning of the facility. The data base of as built, which effectively is a digital asset containing all the details can be interrogated to produce a full maintenance schedule for the facility management.
There will be no worries when the responsible maintenance person leaves the firm or hard copies of drawings are missing from the archive. All the information is digitally stored and accessible to those with the permission.
